30 Year Fixed Rate Mortgage

The interest rate and payment stay the same for the entire term of the loan. This mortgage offers the lowest monthly payment while protecting you against interest rate increases.

15 Year Fixed Rate Mortgage

Just like a 30-Year Fixed Rate Mortgage, the payments on the 15-year mortgage remain the same for the term of the loan. Since the term is half as long as a 30-year mortgage, your payments are higher. This is a better mortgage: your equity builds faster and you spend significantly less on interest. This loan may be viewed as a "forced" savings account.

Jumbo Loan

You need to go with a Jumbo Loan if your loan amount exceeds the FNMA limit of $322,700.
